The advertising of the property we have agreed let for lease shall be at our charges.
We offer to all our clients full package of services for the dwelling’s maintenance:
■ after a first inspection of the property, we shall offer you complete, customized list of furnishing, equipment and works, necessary for its proper functioning. Furthermore, we shall offer assistance for the purchase, supply and installation of the fixtures for your apartment
■ making an inventory of the property
■ renting the property to a third party - short-term or long-term rent
■ visiting the property to control its general condition – looking for leaks in bathrooms and WC, for signs of humidity, checking the safety of the doors and windows etc.
■ paying the due amounts for electricity, water, cable TV, telephone, Internet, Security System (if any), taxes, duties etc. – at the charges of the owner
■ keeping the keys and providing the access to the property whenever potential tenants shall want to see it
■ collecting and delivering the due payments
■ accommodating the tenants
■ preparing the property for stay – ventilation, cleaning, heating, cooling, supplying and washing the linen, towels, bath-gowns, toilet paper and any others
■ general cleaning each time the tenants vacate the property
■ minor repairs when necessary or any finishing works for the new buildings – the price of these services shall be at the owner’s charge against submitted invoices
■ representing the owner of the property before the national, municipal and private institutions and organizations, including for making inquiry and depositing any due taxes and duties on behalf and at the charge of the owner
■ keeping all the time in touch with the owners – we shall provide information about the operative expenditures by e-mail or by post mail
Requirements:
It is necessary that you have the Act 16 and the Use Permit for your property, so its functioning and servicing to be legal. There is also the requirement for the property to be registered in the Territorial Tax Office and the annual inhabited house and waste taxes to be paid. Furthermore, according to the Bulgarian legislation the owners pay taxes on the rental incomes. For the safe operation of the property, it is advisable to have “Fire and Calamities” and “Property Damages” insurances for it, which shall cover damages, resulting from fire, explosion, hail, flood, earthquake as well as malicious damages by third party.
An important aspect is also the maintenance of the common parts of the property – they have to be completely finished, in perfect condition as well as with provided regular cleaning and maintenance.
In case of short-term renting, it is absolutely necessary for the property to be cleaned and refreshed at regular intervals, the linen to be changed and washed and we can do this.
While managing the property, we shall act as your substitute in all kinds of relationships with the tenants.
The commission varies between 10 % and 20% of the monthly rent depending on whether the property shall be rented for short-term or long-term period. We guarantee the regular payment of the rent and of the consumables for the use of the property.
